Director of Land Planning & Entitlements

Overview Summary of Position Requirements The primary role will be to lead, guide and support the Land Acquisition team through coordinating due diligence and entitlements for land deals while representing and enhancing municipal relationships. #CB Responsibilities Primary Duties and Responsibilities Partner with VP and Land Sourcing Manager to position the Division in the best possible locations and buy the right land right Assist in managing five year land plans and assist in planning for strategic growth Support the due diligence and Green Book process from executed purchase agreement through CIC approval including direction of consultants on due diligence implementation, engage municipal officials and work in tandem with engineers to achieve timely entitlements for proposed communities. Research approvals/permits, local zoning, state wildlife and wetlands, federal approvals, off-site improvements/contributions, soils/geology, wetlands, and affordable housing component/contribution. Collaborate in the preparation of letters of intent and contracts. Manage preparation and submission of required approvals through various consultants and meeting with governmental officials as needed. Maintain schedule and track milestones to ensure deadlines are met and achieved in order to close on property relevant to entitlements. Review and evaluate development plans for all new communities as well as existing communities, as required. Review invoices from trade partners and Serengeti and direct them to proper party for approval and payment. Network with other builders/developers to maintain market awareness; develop contacts to become a strong competitor in Division's market area. Identify and present potential risks for new and existing communities, including municipal challenges, new competitors, land constraints, new governmental rules and regulations, and any other conditions that could affect business plan metrics. In partnership with the land development team and surveyors ensure proposed product lot fits and is compliant with municipal or master plan approval requirements Monitor and engage the need for outside attorneys to assist in overcoming hurdles posed by municipalities. Consistently engage and work to enhance municipal relationships and better position the Division and Lennar with governmental staff and officials. Liaison between sub-contractors, consultants, real estate land brokers, governing agencies, utility company's and other individuals and agencies relating to the land acquisition and development department. Become involved in homebuilding/development organizations to further personal and the company's education as it relates to market trends, product positioning, homebuyer profiles, etc. Qualifications Education and Experience Requirements Bachelor's degree required, Master's degree preferred Valid Drivers license and a good driving record required Minimum 5 years in land zoning and entitlement work Must be able to read, understand and evaluate development plans Must possess professional attitude to represent the company in a positive manner Ability to perform, in a professional manner, multiple detail oriented tasks with simultaneous deadlines Computer literacy and proficient in MS Office products (Word and Excel) Excellent follow-up, communication (written and verbal) and time management skills Must have solid negotiating skills Contacts Daily communication with Management, Associates, Trade Partners, Municipalities and other outside entities. Physical Requirements Able to work in excess of eight hours per day, the ability to operate a motor vehicle, climb stairs/ladders, bend, stoop, reach, lift, move and/or carry equipment. Able to sit at a computer monitor for extended periods of time to complete paperwork, meet with trade partners, and receive/return phone messages. Finger dexterity may be required to operate a computer keyboard and calculator. This description outlines the basic tasks and requirements for the position noted.
